Chapman Taylor's world-beating masterplanning portfolio

Chapman Taylor has built a strong reputation as world-class masterplanners on development projects across the world, able to create projects of an extraordinary scale from early concept stage right through to full completion. 2018 will be a busy year for the firm, with a host of striking masterplan designs coming to fruition. In this article, we will look at some of those nearly completed schemes and at others due to follow in subsequent years.

Projects approaching completion

Global 100, Hainan China

Global 100 is a 170 hectare mixed-use, leisure, retail, hospitality and residential scheme in Hainan, in southern China. The theme park component is designed to rival existing globally famous attractions offered by Disney and other entertainment industry leaders. It consists of six themed villages, each influenced by international film-making attractions from China and Europe.

Chapman Taylor developed the masterplan for Global 100, as well as providing the concept and architectural designs for the English and Chinese villages. Phase one of the theme park is due to open in spring 2018.

East Kidwai Nagar, New Delhi, India

Due to open in 2018, this large, mixed-use ‘Smart City’ contains 4,700 apartments and 110,000m² of office space, with environmental sustainability at the heart of the design. The scheme won a 5-star award for ‘Best Public Service Architecture in India’ at the 2017-18 International Asia-Pacific Property Awards. East Kidwai Nagar has also been included in the Indian government’s ‘Smart City Guidelines’, and the Indian government showcased the project at the COP21 climate change conference in Paris in December 2015.

Chapman Taylor is responsible for the masterplanning, design and implementation of this 1,350,000m² GBA project.

Dream Island, Moscow, Russia

The redevelopment of the 100 hectares Soviet-era Nagatino Park in central Moscow, Dream Island is designed as the first large-scale leisure destination in Russia, expected to be visited by over four million people annually. In addition to a large indoor amusement park, the river-fronted scheme provides a regional shopping centre, outdoor leisure facilities, an IMAX cinema, a 400-key, 4-star hotel, a 3,500-seat concert hall, a yacht club and many F&B facilities.

Chapman Taylor provided the masterplan and concept design for this project, which is due to complete in 2018. The development is currently being constructed with full support from both the government and the public, with opening scheduled for this year. Dream Island won “Best Leisure Development” at the 2017 European Property Awards.

Dennis Juizhou City, Luoyang, China

A large residential-led project in Luoyang, in the western Henan province of central China, Dennis Juizhou City also includes a 230,000m² shopping centre, a shopping street as well as offices, a business centre and a hotel. Phase one of the 1,600,000m² GBA masterplan, launched in April 2015, is a 570,000m² residential area (the total residential provision will be over 1,000,000m² on completion).

Chapman Taylor provided the masterplan design and architectural services for this 1,600,000m² GBA mixed-use development. The second phase is ongoing.

Büyükyalı, Istanbul, Turkey

A residential-led, mixed-use scheme in a spectacular location on the coastline of the Marmara Sea, Büyükyalı is designed as one of Turkey's most sought-after new quarters. The project, conceived as ‘four quarters, one community’, is an attractive and sustainable place to live for families, single people and young couples who wish to enjoy the benefits of Istanbul – including Kazlicesme Sahil Waterfront Park, a stunning new marina and access to the new Zeytinburnu metro line. Büyükyalı provides a broad range of uses and facilities, including 1,500 homes with prime sea views. 15,000m² of public space will incorporate fashion, culture, art, music, kids clubs, a hotel, restaurants and a new marina. A new mosque and school are also being constructed. Hard and soft city spaces are juxtaposed in the masterplan, creating streets, squares, gardens and courtyards.

Chapman Taylor is the principle design architect on this 340,000m² GBA residential development for Ozak-Yenigun-Ziylan Partnership, which is due to complete in 2018/19.

Altstadtquartier Büchel, Aachen, Germany

Transforming a 2.7 hectare central quarter of the historic city of Aachen, the regeneration of Altstadtquartier Büchel involves the provision of residential apartments with views of the spires of the town hall and cathedral, among a mix of other uses. Given the density of the quarter’s buildings, ensuring that sufficient natural lighting is present all year round is a key goal. The award-nominated design connects the area with the rest of the historic city centre seamlessly, blending well without being a pastiche.

Chapman Taylor’s competition-winning masterplan and concept design creates a thriving, mixed-use district through the sensitive redesign of the medieval area to include new streets, public squares, housing, offices, retail and a kindergarten. Construction is estimated to start in 2019.

Mui Dinh Ecopark, Mui Dinh, Vietnam

Intended as an unrivalled hospitality-led, mixed-use development, this 728 hectare masterplan is inspired by the rich local history of Mui Dinh. Six resort hotels and a boutique hotel provide a total of up to 7,000 rooms, with an additional 500 ocean-facing mountain villas. All the residents will have access to many leisure facilities, including an ecopark, theme park, a casino, a beach club and a mountain clubhouse. The scheme incorporates environmental sustainability in every aspect.

The Vietnamese government has recently approved the urban plan, masterplanned by Chapman Taylor, for Mui Dinh, and construction has begun.

Grozny Mall & Kausar Park, Grozny, Russia

Grozny Mall is the largest shopping mall in the south of Russia, bringing together retail brands within a 132,000m² development. A hypermarket, food court and restaurants will complement the retail offering, while leisure facilities will include an IMAX cinema and a children’s entertainment area. Underground parking will provide space for 1,200 cars. It is anticipated that Grozny Mall will create 2,000 new jobs upon completion. Kausar Park covers approximately 20 hectares, and includes a riverside, an amphitheatre, pavilions, a Ferris wheel and kids’ entertainment features.

Chapman Taylor’s Moscow studio is responsible for the scheme’s design, with the development due to open in 2019.

Guishan Island, Zhuhai, China

Located between Zhuhai and Hong Kong in China, the 13 hectare Guishan Island development envisages two commercial and tourist resorts designed in a manner to respect the local culture and environment. Included in the project are hillside holiday villas, a shoreline walkway and a path through the mountains and forests which connect the various resort areas together.

Chapman Taylor provided masterplanning services for this project, which will be used by local government as a guideline for planning and designing future resort developments in the region. Construction is underway on the new resorts.

Lincoln St. Mark’s, Lincoln, United Kingdom

A £150m scheme to redevelop the 6.8 hectare Lincoln St Mark’s shopping precinct which sees existing retail transformed within a comprehensive mixed-use space. Providing 150 new residential units, 1,100 student residences, a hotel of up to 130 rooms and a car park of up to 1,100 spaces, the project introduces new shops, new retailers and new public spaces - creating up to 2,000 jobs. Links to the High Street and to the University of Lincoln are upgraded, and 1,300 dedicated secure cycle spaces are provided across the site.

Chapman Taylor provided the masterplan and design for the planning application, which received unanimous approval from Lincoln’s council in June 2017.

Issyk Kul, Kyrgyzstan

A planned new resort town on the eastern shore of the globally significant, biodiverse Lake Issyk Kul, once a stopover on the ancient Silk Road. Combining leisure, entertainment, hospitality, education and agricultural production in a 1,300 hectare landscape sympathetic to the area’s outstanding beauty, the resort is designed to become a major international destination for eco-tourists. The shoreline is integrated into the development in a respectful manner, with villas, hospitality and landscape character introduced at the waterfront, and more high-density functions further back. At the heart of the resort is an inland town centre consisting of shops, offices and leisure amenities.

Chapman Taylor has proposed the masterplan concept for this ecologically and historically significant, multi-use development.

Liverpool Waters, Liverpool, United Kingdom

One of Europe’s largest and most important waterside regeneration schemes, Liverpool Waters has been unanimously granted outline planning consent for a 1.7 million m² development by the local council. Envisaged is a world-class, mixed-use waterfront environment which will help Liverpool compete economically with similarly-sized cities such as Hamburg, Barcelona, Boston and Toronto.

Chapman Taylor masterplanned this groundbreaking project, and has continued to be involved in realising several of the plots. The scheme is currently under construction.

MediaCityUK Phase Two, Manchester, UK

The £1 billion, 211,000m², second phase of MediaCityUK gained planning consent in September 2016. Already home to the BBC, ITV, University of Salford and over 250 creative media businesses, MediaCityUK is a major digital media hub, centre of learning and established visitor destination. The Phase Two scheme includes a major residential component, comprising 1,800 private sale and build-to-rent city apartments and town houses. It will also deliver over 55,000m² of additional office space, retail and leisure uses, as well as a sequence of new public spaces.

Chapman Taylor’s role on Phase Two includes the development of the overall masterplan and individual plot briefs, coordinating the work of six other architects on ten plots and also designing three of the buildings, including a 470-unit build-to-rent apartment building with ground floor restaurants surrounding a landscaped court, an 11,000m² BCO ‘Grade A’ office building, and a 1,050-space multi-storey car park, with an office, a live/work space, an energy centre and an LED ‘media wall’.

Mirabad, Tashkent, Uzbekistan

The 2.4 hectare Mirabad project represents a new type of residential-led, mixed-use development in the Uzbek city of Tashkent. Creating a striking new urban quarter, the development regenerates this entire area of the city. The concept for this residential development is a group of four blocks, each comprising luxury residential properties, efficiently arranged around a private courtyard. The street- level is fully dedicated to retail and F&B. The result is a landmark development in the heart of Tashkent. The scheme will incorporate ‘smart’ building – residential buildings will be designed to maximise environmental, technical and economic efficiency.

Chapman Taylor has created the masterplan concept and scheme design for this prominent urban residential scheme on behalf of Golden House, working alongside CDI Building Services Engineers. The Mirabad development is expected to be completed by early 2020.

Royal Exchange, Belfast, United Kingdom

The Royal Exchange project is a major mixed-use urban regeneration development of a prime site in the north-east quarter of Belfast city centre. The scheme includes premium brand shops, bars, restaurants and a new department store, with offices, hotels and residential at the upper levels. New landscaped public realm binds the blocks together in a new pedestrianised area linking Belfast Cathedral with the historic Royal Avenue, including shared-space streets and squares. A number of listed and non-listed buildings are being refurbished and put back into use, including as a cultural space, while a significant number of new buildings are being added. The revised planning proposal takes into account the views expressed by many at public consultation on the need to blend a modern development with Belfast’s historic building legacy.

Chapman Taylor is lead architect on the scheme, working for Castlebrooke Investments on the masterplan concept through to delivery. Construction has already begun on the first part of this 136,000m² GBA regeneration project.

Shanghai Media City, Shanghai, China

Situated on a 3million m² site fronting the Huangpu River, Shanghai Media City is a comprehensive media production and broadcast facility which provides a mix of residential, leisure and work activities. The masterplan envisages a series of neighbourhoods with office, retail, education and hospitality provision around open parks and waterways, all served by a hierarchical transport infrastructure of roads, tramways, cycle and pedestrian routes. A maximum walking distance of 400m between amenities, and a Tri-Gen plant similar to that designed by us for MediaCityUK in Salford, UK, will help ensure environmentally responsible development.

Chapman Taylor, having won a prestigious competition to design a second central business district for Shanghai, is responsible for masterplanning and concept design, with BREEAM Sustainable Communities guidance central to the scheme. The 280 hectare scheme construction is ongoing, plot-by-plot.

Oaks Prague, Prague, Czech Republic

Oaks Prague is a new 140 hectare residential and leisure community offering 150 luxury villas, 105 high-quality apartments, a country club, a tennis academy, an equestrian centre, a kindergarten and an 18-hole golf course. Situated in the beautiful Czech countryside yet only half an hour from central Prague, this high-quality residential property is designed to suit the needs of those who value country living within touching distance of the capital.

Chapman Taylor is in charge of Design Management for the overall project, as well as designing individual component buildings. The use of natural materials, and a focus on energy efficiency, is at the heart of a responsible design ethos which aims at all times to respect the needs of the locality. Phase one of the scheme will complete this year, with full completion in 2022.

Daxing New Town, Beijing, China

Chapman Taylor’s competition-winning concept creates a 1,380-hectare innovation district for Daxing New Town which will strike a balance between the requirements of urban and rural areas and will blend with the surrounding natural environment in a context-appropriate way.

The mixed-use district, the design for which is now in development, will include residential buildings, shopping centres, entertainment venues, cultural amenities, offices, co-working spaces and hotels, within a landscape defined by beautiful parkland and lakes.

Chongqing Liangjiang masterplan, central China

Chapman Taylor has won a major international design competition to create an urban innovation zone on a 6.8 square kilometre site in Chongqing Liangjiang, central China.

Liangjiang has been chosen by the Chinese government as a developmental ‘new area’ for Chongqing, which has a population of over 30 million people and is one of China’s four centrally governed municipalities.

Chapman Taylor’s winning project is based on the integration of the beautiful natural environment with the technology facilities, and creates a connected series of five university campuses surrounded by R&D clusters.
